Golden Visa Centrale (GVC) is offering Filipino investors first access to Athena Arts House, an Athens property investment starting at €250,000, with fixed rental income equivalent to 6% annually for the first five years, subject to the investment agreement.

The project involves renovating a listed building in Omonia, central Athens, into professionally managed accommodation. The Philippines will be its first market before a wider international rollout, following the sellout of GVC’s previous Greece offering.

“The response to our previous Greece offering showed us that Filipino investors are looking at these opportunities from both a mobility and investment perspective,”  said Vicky Luis, founder and president of Golden Visa Centrale. “That is why we wanted the Philippines to be the first market to access Athena Arts House before its wider international launch.”

The company facilitates residency-by-investment pathways in Greece and Portugal. It will hold investor sessions in Manila for those considering Athena Arts House and other opportunities.

Athena Arts House is being developed by Arish Capital Partners, a real estate investor and developer with projects across the UK, Europe and emerging markets. An international hotel operator will handle room management, branding, and daily operations.

Rental income for the first five years will be paid annually in arrears, meaning investors receive payment after each annual period. From the sixth year, income will depend on hotel operating income. Investors also receive seven days of property use annually.

Eligible investors may access Greece’s golden visa pathway, subject to investment, ownership, documentation, and other requirements. The program provides renewable residence rights in Greece and visa-free travel within the Schengen Area, with no minimum stay requirement. Eligible family members may be included under applicable family reunification rules.

GVC has assisted around 400 families across its residency programs and has around 50 applicants for its Greece program.
